ALTA Lofts – A New Twist on Old Stories.

May 19th, 2010 admin No comments

Sometimes, a bit of history can bring a lot of style.

ALTA Lofts

ALTA Lofts, an adaptive re-use project of the 1925 Fuller Paint Company Warehouse, has a rich history. But just because something has a history – doesn’t make it obsolete. ALTA’s four-story building got more than a face-lift with the restoration; it grew 2 stories with the renovation adding a modern twist to its old stories.

Formerly a paint warehouse, ATLA Lofts received about a $20-million makeover. The adaptive re-use trend of converting obsolete buildings with extraordinary architecture into new housing moved beyond downtown into Lincoln Heights. This 85-year old building has been converted into one-of-a-kind lofts that rival the loft spaces of New York City.

The makeover of the Fuller building included adding a light well in the middle of the structure, creating an open courtyard from the roof to the ground floor as well as adding two new floors of brand-new, modern lofts – giving edge to the existing structure. Not to mention, a 150-stall parking structure that was built adjacent to the existing building.

The original 1925 Fuller Paint Company Warehouse structure was designed by famed architects Morgan, Walls and Clements, whose work also includes other Los Angeles landmarks such as the Wiltern Theater and Mayan Theater. The facade reflects the Spanish Revivalism style, popular at the time, and makes use of Churrigueresque ornamentation which is part of L.A.’s architectural history.

Just a short jaunt from the Gold Line Metro Rail, ALTA is located in an area of Los Angeles that has roots, history and style. With a view of Dodger Stadium, and a neighbor to many of LA historically rich areas such as Chinatown, Little Tokyo, Downtown LA, Silverlake, Echo Park and more.

ALTA Lofts is part of L.A.’s movement to re-use, revamp and restore architecturally unique spaces and maintain some of the rich history of Los Angeles; all from the $200,000s.

ALTA Lofts: For the Loft Purist.

May 12th, 2010 admin No comments

Over the last decade or so, loft living – once thought to be only for the truly bohemian and starving artists - has become an increasingly popular lifestyle.

ALTA Lofts - True Loft Living

Attribute this to the cool raw spaces that classic lofts provide, hip locations or large windows which lofts are known for which allow both natural light and urban views to spill in. It’s no wonder that this trend has caught on.

But, because it’s trendy, lofts are going up everywhere. True, classic lofts are harder and harder to come by. For some, the purists, many new loft developments have stretched the term “loft living” a little too far. This is not the case at ALTA Lofts.

ALTA is loft living in its purest forms. For example: no two lofts are alike, the building, formerly the Fuller Paint Warehouse, was constructed in 1925 and is a perfect blend of industrial heritage and raw space, and ALTA is located in a traditional urban setting near downtown LA where the city looks, feels and literally is at your finger tips. All of this makes ALTA a homerun for any loft-loving purist.

Being a member of an elite group doesn’t mean that we can’t have some modern style. ALTA also is adding some modern amenities. ALTA Lofts will have a community social room, a workout area and a BBQ, fusing the modern with the traditional – which is really what ALTA is all about with its two top floors of newly constructed lofts – set atop of some of the purest loft space available in Los Angeles.

10,000 California Tax Credit

Buyers today want the best deal; meaning they want to get the most for their money, or the lowest priced home with the lowest interest rate, and of course an affordable monthly payment. There is no better time than NOW to reap the rewards! Homebuyers-NOW is the time to take advantage of the NEW State Tax Credit. On top of low interest rates and market-rate prices, California has extended the $10,000 home buyer tax credit. The new credit goes into effect May 1, 2010 and will be available until December 31, 2010, or until the $200 million in funds runs out.

Here are the highlights of the tax credit:

  • The credit is for any newly constructed home, attached or detached; or an existing home purchased by a first-time buyer. So, you do not have to be a first-time buyer to be eligible at ALTA Lofts.
  • The buyer must be at least 18 years of age, live in the home as his/her principal residence, whether detached or attached, that is purchased to be the principal residence of the taxpayer, and never previously received a credit from 2009.
  • The amount of the credit is up to $10,000 or 5% of purchase price (whichever is lower).
  • Credit is spread equally over a 3-year period. The actual amount may vary per buyer depending upon the amount of state tax owed.
  • $200 million in funds is available on a first come, first serve basis, which is approximately 14,285 homes. The previous California tax credit was exhausted eight months before the proposed deadline – so buyers will want to hurry.

This is a great opportunity to buy NOW and take advantage of the rewards. ALTA Lofts-brand new, never been lived in before lofts are priced from the $200,000s. Visit the two professionally furnished models today.

At ALTA Lofts – Our Designs Won’t Box You In!

March 30th, 2010 admin No comments

Lofts have become popular among city dwellers partly because they provide living space without boundaries and allow urbanites to personalize their space around their lifestyle rather than making their lifestyle work around a fixed space. At the newest Los Angeles loft community - ALTA Lofts, this is especially true because ALTA is truly a collection of quintessential industrial, raw, artistic lofts that provide innovative cosmopolitans with an ideal canvas on which to create their space.

ALTA Lofts designed by Artistic Environments

Artistic Environments, a Santa Monica-based interior design firm known for creating stunning loft spaces, decorated the models and sales office.

Janet Carpenter, owner of Artistic Environments, wanted to create a hip and modern décor for ALTA. This was accomplished by using the industrial vibe from the original structure - the Fuller Paint Warehouse; making the models a throwback to the time of the original architecture, while fusing them with edgy and artistic design elements.

To accomplish this, Janet got as creative as the residents who are likely to live at ALTA. In addition to her usual sources, Carpenter hit the flea markets, local galleries, swap meets and various funky eastside boutiques to fabricate these creative spaces; a mix of a collector, art lover and hipster. The models and sales office were designed to be a reflection of the ultimate loft lifestyle; creativity at its finest.

No two lofts at ALTA are the same. Each new owner will enjoy defining their home in a way that intrinsically defines who they are and how they live.
